The moniker Agent 21 sort of come and stuck to me awhile back. Back in the 80’s in Houston, I was a Century 21 Agent in the Sugar Land(always two words), TX area near Houston. One night online, Sam Parker <http://www.212club.com/presentation.htm> was revealed to me in a surfing fog.

At 211 degrees, water is hot.
At 212 degrees, it boils.

And with boiling water, comes steam.
And with steam, you can power a train.

One degree more = Exponential results

I realize that so much of depth and richness of this wonderful life is missed for the lack of a degree. In our business, it becomes routine to slot out activities into their appropriate slot or a mold. A canned activity, if you will. What experiences come of an extra one degree of energy.

For just over a year now, I have been walking 2 miles a day, every day without fail. This could have turned into drudgery very quickly, but I add an extra degree to my walk.

Sound and music.

For years I had lamented that never seemed to have time to listen to my rather extensive music collection. With my trusty PC and Sony Mini Disc player bought from Ebay, I have been able to reconnect to a favorite hobby of mine when younger while taking care of a health requirement. I added a degree and it made my walk something to look forward too. Now there is also the added material that is podcast from the RE.net, especially the coaching sessions from Russell Shaw and Gregg Swann, With this material available during exercise time, My Real Estate Praxis has added that extra degree that makes the steam that powers my locomotive.

Just to make it official we have added a deuce: The Agent Formerly known as Agent 21 is now to be known as Agent212
